    Apologies if I missed a previous post regaring this most recent edition of RARA Roulette...

    Seems hardly a couple years can go by without this issue raising its ugly head. That said, there can be little doubt that as the Reno area continues to grow, land in and around RTS will become increasingly valuable. Airport, railhead, vacant land, zoning, price per acre, etc.

    No question this issue isn't going away.

    I watched it initially on Monday on TV. The median price of a home in Reno is now at $301K with building going on like crazy. Rentals are scare with long waiting lists. So many Calif. people coming in & Tech. Company's relocating here that they are already calling Reno the next Silicon Valley. Lots of new homes on Military Road which is close to Stead. Maybe they should build a couple of Casinos in Mojave, CA & move them there. Limited liquor sales & no Casinos in Utah. Maybe Wendover NV. Keep you fingers crossed.

      Most of the Developable land around Stead is either planned or zoned and there really isn't a lot left. There is a fair amount in Lemmon Valley but most is too far away to effect the course except for the chute.
      The rumors of development on the airport keep surfacing and there is still a plan and talk of using the airport infield for warehouses, particularly pot growing because it is an easily secured area.
      Runway 8-26 is about to undergo a complete rebuild, however, and with the new terminal it would seem foolish to encroach into any safety zones out there, but nobody can deny the shortsightedness of government agencies seeing tax dollars coming into their coffers for the sometimes stupid stuff (re: the big whale sculpture downtown that is being rented) the feel is important.
      Problem is that the races just don't bring that much revenue into the area anymore comparatively.

        There was a time when the air races were important, and they still should. Especially from a image perspective.

        We have held this event for 54 years now.

        Years back there was talk of development encroaching the air race course. Did not the airport authority and RARA convince powers to be that they need to secure land to ensure the air races continue? They got a lot of land and then built the miles and miles of chain links fence around the course, all in the name of preserving the air races. I'm sure us tax payers paid for it all.

        Problem, the politicians in this community have "always" sold their soles to developers.

          Not just this community but all communities.
          I'm in land development (several projects out there are being designed by us) and it is a two edged sword. Development is needed, right now Reno is in a huge housing shortage situation (that is why prices for purchase and rent are sky high) and will only get worse with all the industry coming into the area. Most of the future development is in the north (Cold Springs) and to the south of town. Natural directions if you look at the area. Lemmon Valley and Stead are a couple of the few areas where development is going on simply because it was zoned and planned that way years ago, the infrastructure (sewer, water, major roads) is in place and the land is relatively cheap.
          I am not so much worried about development around the airport as ON it. That becomes a safety issue and there are already problems with the tenant/airport authority relationship. Also, in my experience the people that move into areas close to airports tend to believe the sales agents and ignore the fact that they just bought under the flight paths. Already there are numerous complaints and petitions from locals that feel their rights of ownership trump the fact that the airport has been there for 75 years. Happens everywhere I have ever been and a couple of airports I once enjoyed have died because of it.

            Just bought the Dec. 2017 issue of "Air Classics" & it is full of the Unlimited the "Warbird" community. There are articles about why RARA has failed the Unlimited racers & why Czech Mate, Strega & others aren't happy with the way the payouts are. There are comments from "Tiger", Rod Lewis & 'Rare Bear" & from the president of "Sun Air Parts" which sponsors some of them. Very interesting.
